Fire Door Inspections for Student Accommodation & University Halls

Protect Your Students, Starting with Your Doors

Student accommodation providers are responsible for large numbers of young residents sleeping in shared buildings. Fire Door Consultants provides independent, FDIS-certified fire door inspections for halls of residence and purpose-built student accommodation, planned around the academic year.

Audit-Ready Reporting

Clear, photo-evidenced inspection reports structured to support your fire risk assessment and accreditation requirements.

Independent & Impartial

We have no involvement in fire door installation or repair — our only interest is compliance that is cost effective for the client.

In student accommodation, hundreds of residents may be asleep in one building, in rooms and flats opening onto shared corridors and stairs. Fire doors protect those escape routes and contain a fire to the room or flat where it starts. A door with a damaged seal, a poorly fitting leaf or a missing closer will not do that job. Our FDIS-certified inspectors assess every door and give you the documented evidence that your fire safety measures are being maintained.

WHY IT MATTERS

Fire Door Risks Specific to Student Accommodation

Student buildings combine high occupancy, shared kitchens and heavy wear. Understanding the risks is the first step to managing them.

01

High Occupancy & Shared Escape Routes

Hundreds of residents may share corridors and stairwells, so a single compromised fire door can affect everyone in the building.

02

Heavy Wear & Misuse

Doors are slammed, kicked and wedged open, and closers and seals are often damaged between inspections without being reported.

03

Shared Kitchens & Late-Night Cooking

Cooking in shared kitchens is a common cause of fires, making the doors between kitchens and escape routes critical.

04

Changeover & Accreditation

Annual changeovers are the ideal time to find defects, and accreditation schemes and licence conditions may expect fire safety to be properly maintained.

Your Legal Obligations as a Student Accommodation Provider

Student accommodation providers must meet several overlapping duties and standards, all of which affect how fire doors are specified, maintained and inspected:

  • The Regulatory Reform (Fire Safety) Order 2005 – the responsible person must carry out and keep under review a fire risk assessment, and ensure fire safety measures, including fire doors, are properly maintained
  • The Building Safety Act 2022 – amended the Fire Safety Order so that responsible persons must record their fire risk assessment findings and fire safety arrangements in full
  • The Building Regulations 2010 and Approved Document B – set the fire door requirements for new building work and alterations
  • The Housing Act 2004 – where a building is licensed as a house in multiple occupation, licence conditions may specify fire door standards
  • The ANUK/Unipol National Code – a voluntary standard for student housing providers that includes fire safety requirements

If you are unsure whether the fire doors across your buildings are maintained to the standard your fire risk assessment relies on, an independent inspection is the clearest and most cost-effective way to find out.

What We Offer Student Accommodation Providers

Whether you manage a single block or a national portfolio, we provide inspection and advice tailored to your buildings and the academic year.

01

Full-Building Fire Door Inspections

Inspection of every fire door, including study bedroom doors, flat entrance doors, corridors, kitchens and stairwells. Each door receives a clear pass or fail with photographic evidence.

02

Summer & Changeover Inspections

Visits scheduled over the summer and between lettings, when rooms are empty and remedial work is easiest to plan.

03

Multi-Site Portfolio Programmes

Coordinated inspection programmes across your blocks, with consolidated reporting for operations and compliance teams.

04

Remediation Advice

Where defects are identified, we provide clear, prioritised remediation guidance — advising on what needs urgent attention and what can be planned into maintenance or summer works. We have no commercial interest in the remedial works themselves.

05

Ongoing Inspection Programmes

Regular scheduled inspections to catch deterioration early, maintain documented evidence of compliance, and support your ongoing duties under the Fire Safety Order.

06

Pre-Arrival Checks

Before new residents arrive, a quick inspection confirms that fire doors have not been damaged over the summer or the previous year — giving you a documented baseline.
