Fire Door Inspections for Shops, Retail Parks & Shopping Centres
Keep Customers Safe, Starting with Your Doors
Retailers are responsible for the safe escape of customers who do not know the building, alongside their staff. Fire Door Consultants provides independent, FDIS-certified fire door inspections for shops, stores and shopping centres, planned around trading hours so you stay open.
FDIS Certified Inspectors
Accredited under the Fire Door Inspection Scheme — recognised by local authorities and licensing bodies.
Audit-Ready Reporting
Clear, photo-evidenced inspection reports structured to support your fire risk assessment and insurer requirements.
Independent & Impartial
We have no involvement in fire door installation or repair — our only interest is compliance that is cost effective for the client.
In a shop, most people in the building have never been there before. They rely on protected escape routes and on doors that hold back smoke and flame between the shop floor, stockrooms and back-of-house areas. A door with a damaged seal, a wedged-open leaf or a missing closer will not do that job. Our FDIS-certified inspectors assess every door and give you the documented evidence that your fire safety measures are being maintained.
WHY IT MATTERS
Fire Door Risks Specific to Retail Premises
Retail premises combine public footfall with storage, deliveries and busy back-of-house areas. Understanding the risks is the first step to managing them.
01
Customers Unfamiliar with the Building
Shoppers do not know the layout and may leave the way they came in, so protected escape routes and the doors on them must work every time.
02
Stockrooms & Combustible Stock
Stockrooms hold packaging and goods that can feed a fire quickly, making the doors between storage areas and the shop floor critical.
03
Wedged Doors & Delivery Traffic
Deliveries, trolleys and busy trading mean doors are often propped open or damaged, particularly on back-of-house and loading routes.
04
Lease & Insurance Obligations
Leases often make fire doors the occupier’s responsibility, and insurers may ask for evidence that fire protection is maintained. Failures can also lead to enforcement action by the fire and rescue authority.
Your Legal Obligations as a Retailer
Retailers must meet several overlapping duties and standards, all of which affect how fire doors are specified, maintained and inspected:
- The Regulatory Reform (Fire Safety) Order 2005 – the responsible person must carry out and keep under review a fire risk assessment, and ensure fire safety measures, including fire doors, are properly maintained
- The Building Safety Act 2022 – amended the Fire Safety Order so that responsible persons must record their fire risk assessment findings and fire safety arrangements in full
- The Building Regulations 2010 and Approved Document B – set the fire door requirements for new building work and alterations
- HM Government fire safety risk assessment guidance for offices and shops – a recognised reference for assessing fire safety in shops
- Insurance policy conditions – many insurers require fire protection to be maintained and may ask for evidence of inspections
If you are unsure whether the fire doors across your stores are maintained to the standard your fire risk assessment relies on, an independent inspection is the clearest and most cost-effective way to find out.
